Booking Terms and Conditions

 Meanings of Some of the Words We Use

 Property means the property offered for rent by us

 Rental Price means the total price you agree to pay to rent the Property from us.

 Reservation Fee means 20% of the Rental Price

 We, us or our means the owner of the property or an authorised representative of the owner.


By completing the reservation process you are agreeing that these booking terms will apply to your Property Booking.

By completing the reservation process you are agreeing to enter into a contract with us to book the Property and when we send you a booking confirmation, we agree to enter into that contract with you.

Care of the Property

You must take all reasonable care of the Property and leave its furniture, pictures, fittings and effects in a clean and tidy condition. Should you find any items damaged or defective then please notify us immediately.

You are legally bound to pay us for replacing or repairing any items or any additional cleaning costs which we believe are reasonably required as a result of your stay in the Property.


Rental of the Property is subject to availability. We will not process any payment you make if the Property you want to book is not available.


If you make your reservation at least six weeks before the rental period begins you must pay the Reservation Fee by cheque or electronic payment to L Dent & Sons at the time you make the booking. You must then pay the balance of the Rental Price to us by cheque or electronic bank transfer no later than six weeks before the rental period begins. If we do not receive the balance of the Rental Price by that time, we will assume you have cancelled your booking and you will have to pay the cancellation charge specified in clause 10 below. We are entitled to re-let the Property to other clients without contacting you again.

If you reserve the Property less than six weeks before the date the rental period begins, you must pay the Rental Price in full to L Dent & Sons by cheque or electronic bank transfer when you make the booking.

All sums you pay under this agreement are inclusive of VAT.

The Reservation Fee is not refundable.

Number of Visitors

You agree that the number of people staying in the Property will not be more than the number stated in your booking.

As the Property is let for use by couples and family holidays, we can refuse or cut short any reservation which does not meet this condition.


One well behaved dog is allowed to stay in the Property. The following conditions apply:

You must not leave you dog alone in the property or any garden.

You must not allow your dog to sit or sleep on furniture, including beds.

You must exercise your dog away from gardens or grounds.


As far as the law allows, we will not be liable for any loss or damage to you, any member of your party, any third party, and any baggage, car or contents, however it arises as a result of you renting the Property. Nothing in this Contract limits or excludes our liability for death or personal injury resulting from our negligence or for any damage or liability incurred as a result of any fraud or fraudulent misrepresentation by us.


If you feel you have a reason to complain about the Property, you must tell us immediately so we can take appropriate action. We can’t help you if we do not know about your complaint. If you do not report your complaint immediately and choose to raise it on your return home, you accept that it will make it harder to investigate your complaint after your stay has ended.

Access To The Property

The Property will be available for you to access from 4.00 pm on the date your rental period begins. You must vacate the Property by 10.00 am on the date your rental period finishes.

You must give us or our representative access to the Property at any reasonable time while you are renting it to carry out essential maintenance or if there is an emergency. Wherever possible we would arrange this in advance.

If You Cancel The Booking

If you cancel the booking for any reason, you must tell us in writing. We will confirm receipt of your cancellation in writing.

If you cancel a booking we will charge the cancellation fee set out below:

If we receive your cancellation 6 weeks or more before your rental period is due to begin, you will lose the Reservation Fee.

If we receive your cancellation between 4 weeks and 6 weeks before your rental period is due to begin, you will lose 50% of the Rental Price.

If we receive your cancellation less than 4 weeks before your rental period is due to begin, you will lose 100% of the Rental Price.

If We Cancel The Rental

If, after we have confirmed your booking, we cannot supply the Property to you because of reasons beyond our control, we will offer you alternative accommodation which is at least as good, if at all possible. If you do not want this accommodation or if we cannot offer you alternative accommodation we will return all monies you have paid to us in full and we may at our sole discretion offer you compensation if and as appropriate.

Property Information

We make every effort to ensure the information we give you verbally or in writing is accurate, however changes and errors occasionally occur. You must ensure you check all Property details at the time of booking.

Statutory Rights

Nothing in these Booking Terms shall affect your statutory rights.

Data Protection

By making a booking, you agree that we may store and use your information as required to complete your booking and allow you to stay at the Property. We may also use your information to contact you from time to time to inform you of our products. If you do not wish to receive this communication please let us know as soon as possible.
